What Is on the Oklahoma Exam

The Oklahoma exam has two scored portions. The national portion (80 questions) tests broad real estate concepts. The state portion (50 questions) focuses on Oklahoma license law, OREC rules, and state-specific disclosure requirements.

You must pass each portion separately. Failing one means a single-portion retake.

Oklahoma has a relatively heavy state-specific portion (50 of 130 questions = 38%), so don't underestimate state content.

Oklahoma-Specific Topics You Must Know

These Oklahoma-specific topics appear on the state portion and are not covered by generic national prep materials.

Oklahoma Real Estate Commission (OREC) — structure (7 members), powers, and disciplinary authority over licensees.

Oklahoma License Code — covers licensure requirements, fee structure, license categories, and disciplinary actions.

Brokerage relationships — Oklahoma's agency disclosure laws cover seller's broker, buyer's broker, transaction broker, and dual agency. Disclosures must be made at first substantial contact.

Residential Property Condition Disclosure Act — sellers must complete a Property Disclosure Statement for most residential sales. Know exemptions and buyer rights.

Trust account requirements — Oklahoma has specific rules for handling earnest money, escrow funds, and broker trust accounts including timing of deposits and reconciliation.

Tornado and storm shelter disclosure — Oklahoma requires disclosure of any storm shelters or safe rooms in residential property transactions.

Oklahoma Statute Title 59 — the chapter governing real estate licensing. Know sections on license requirements, examinations, and renewal.

Oklahoma Statute Title 60 — covers property and conveyance law including deed types, recording, and adverse possession (15-year requirement in OK).

Continuing education — Oklahoma requires 21 hours of CE per renewal cycle, including specific mandatory courses.

Oklahoma Exam FAQ

How long is the Oklahoma pre-licensing course?

Oklahoma requires 90 hours of pre-licensing education through an OREC-approved provider. Most students complete it online in 4–8 weeks.

What's the difference between sales associate and broker associate in OK?

Sales associate is the entry-level license. After active experience and additional 45-hour broker pre-licensing course, you can become a broker associate, and eventually an independent or proprietor broker.

What if I fail one portion of the Oklahoma exam?

You retake only the failed portion. There is a short waiting period and a reduced fee for a single-portion retake. No limit on retakes.

Why is the OK pass rate lower than average?

The 75% passing threshold (vs. 70% in many states) and the heavy 50-question state portion catch candidates who only studied national content.

Is fingerprinting required in Oklahoma?

Yes. Oklahoma requires OSBI (Oklahoma State Bureau of Investigation) and FBI fingerprinting before licensure.
