Real Estate License Activation: What Happens After You Pass the Exam?

Passing the exam is a huge milestone — but your license isn't active yet. Here are the exact steps between passing the exam and making your first legal real estate transaction.

Steps to Activate Your License

Pass both the national and state portions of the real estate exam

Choose a sponsoring broker — you cannot activate a salesperson license without one

Complete any remaining application requirements (background check clearance, fingerprints if not already submitted)

Have your sponsoring broker submit the sponsorship/affiliation form to the state commission

Submit your license application (if you haven't already done so before the exam)

Pay the license application fee

Receive your license certificate or digital confirmation from the state commission

Register with your local MLS through your brokerage (if required)

How Long Does Activation Take?

In many states, license activation is nearly immediate once all paperwork is submitted online — you may receive your license number within 24–48 hours. In other states, processing can take 2–4 weeks, especially if background check results are still pending.

Your license will be issued in 'inactive' status. You can hold an inactive license — it preserves your exam results — but you cannot practice until a broker sponsors you and activates the license.

Can I have multiple sponsoring brokers?

Most states allow only one active sponsoring broker at a time. Some states permit agents to hold licenses with multiple brokers in specific circumstances (e.g., working across state lines through a reciprocal agreement).

Does my license number change when I switch brokers?
