How to Get Your Utah Real Estate License
Utah requires 120 hours of pre-licensing across multiple modules and uses a Pearson VUE exam. Here's the full breakdown for 2026 candidates.
Utah Division of Real Estate
The Utah Division of Real Estate (UDRE) under the Department of Commerce oversees all real estate licensees. Utah uses a Sales Agent → Associate Broker → Principal Broker structure.
Utah requires 120 hours of pre-licensing for Sales Agents — one of the highest in the nation, divided into Principles (45 hrs), Contracts (15 hrs), Agency & Sales Contracts (15 hrs), and Property Management/Finance (45 hrs).
The Utah real estate exam is administered by Pearson VUE: 80 national questions and 50 state questions. Both portions require a 70% passing score. After passing, you must complete a background check and work under a licensed Principal Broker.

Utah Real Estate Exam FAQ
Is Utah a community property state?
No. Utah is a separate property state. Each spouse owns property individually unless they take title jointly. This is different from neighboring states like Nevada and Arizona.
What is a water share and when does it matter?
In Utah, irrigation water is often distributed through water companies. A 'water share' is an ownership interest in one of these companies. Buyers of agricultural land need to know whether water shares are included in the sale.
How many hours of CE does Utah require?
Utah Sales Agents must complete 18 hours of CE per two-year renewal period, including 9 hours of mandatory courses designated by UDRE.
