Granite State Licensing
How to Get Your New Hampshire Real Estate License
Only 40 hours of pre-licensing, no state income tax, and a PSI exam. New Hampshire's unique features make it one of the simpler — and more distinctive — states to get licensed in.
New Hampshire Real Estate Commission
The New Hampshire Real Estate Commission (NHREC) under the Office of Professional Licensure and Certification regulates all real estate licensees. New Hampshire requires only 40 hours of pre-licensing education.
The NH real estate exam is administered by PSI: 80 national questions (150 minutes) and 40 state questions (90 minutes). Both portions require a 70% passing score.
NH licenses are renewed every two years. Salesperson licensees must complete 15 hours of CE per renewal period. New salespersons must complete a 15-hour post-licensing course within their first year.

New Hampshire Real Estate Exam FAQ
Why are New Hampshire property taxes so high if there's no income tax?
New Hampshire funds much of its local government through property taxes rather than income or sales taxes. Per-capita property tax rates are among the highest in the nation — an important point when advising buyer clients.
Does New Hampshire have reciprocity with Massachusetts?
Yes. NH and Massachusetts have reciprocity. Licensed Massachusetts agents may apply for a NH license by endorsement without retaking the full exam, subject to NHREC review.
What is foreclosure like in New Hampshire?
NH uses non-judicial foreclosure (statutory power of sale) when the mortgage contains a power-of-sale clause, which is standard. This makes foreclosure relatively fast — typically 3–4 months after default.
