What Is a Real Estate Team?
A real estate team is a group of agents and support staff who work together under a lead agent or team leader, typically within the same brokerage. Teams allow individual agents to leverage their strengths while delegating tasks to specialists — buyer's agents, listing coordinators, administrative staff.
Understanding how real estate teams work is relevant to career planning and occasionally appears on licensing exams in the context of supervision and brokerage relationships.
How Real Estate Teams Are Structured
Team Leader
The lead agent who built the team, provides leads and systems, and takes a portion of each team member's transactions in exchange. Team leaders typically have strong listing businesses and use the team to handle buyer transactions and overflow.
Buyer's Agents
Team members focused on working with buyers. They receive leads from the team leader, work the buyers through the buying process, and split their commission with the team leader. Compensation varies widely — 30–60% of the agent's share is common.
Listing Coordinator / Admin
Support staff who manage open houses, listing paperwork, marketing coordination, and communication. May be licensed or unlicensed depending on what tasks they perform. Unlicensed assistants have strict limitations on what they can do.
The Brokerage Relationship
All team members must still be licensed under and supervised by the brokerage — not just by the team leader. The broker remains responsible for all team members' conduct. Teams operate within the brokerage, not separately from it.
